Fascias, Soffits & Guttering: Repair, Cap-Over or Full Replacement?

The roofline — your fascias, soffits and guttering — is the bit most people never think about until paint's peeling or a gutter's hanging off. But it does a real job, and when it fails it lets water and pests into the roof edge. The signs are peeling paint, soft or crumbling timber, sagging gutters and staining down the wall — and when boards have gone, the right fix is full replacement, not capping plastic over rot. Here's how it works and why we do it the way we do.
What each part does
- Fascia — the upright board along the roof edge that carries the guttering.
- Soffit — the board underneath, between the fascia and the wall, which closes off and helps ventilate the roof.
- Guttering — fixed to the fascia, carrying rainwater away from the walls and foundations.
They work as a set: let one go and the others suffer, and water starts finding its way into the roof timbers and down the wall.
The signs it's failing
Peeling or blistering paint, timber that's soft or spongy to the touch, gutters that sag or overflow, green or brown staining running down the render, and birds or wasps getting in at the eaves — those all point to a roofline past its best. Wet, crumbling boards aren't a repair job; they're a replacement.
Why we don't cap over
"Capping" means screwing new uPVC over the existing timber to make it look fresh — and plenty of firms offer it because it's quick and cheap. We won't. Capping hides rotting timber behind new plastic instead of fixing it, and the rot carries on underneath, out of sight. We strip the old boards out completely and fit new, so what you see is what's actually there — a roofline that's sound, not just tarted up. It's one of the things that separates a proper job from a cheap one.

Because the gutter fixes to the fascia, replacing boards is the sensible moment to renew tired or leaking guttering and reset the falls so water actually runs to the downpipe. What's the difference between a fascia and a soffit?
The fascia is the upright board along the edge of the roof that the guttering fixes to; the soffit is the board underneath, tucked between the fascia and the wall. Together they close off and ventilate the roof edge.
