  • The price covers the whole job: scaffolding, stripping and disposing of the old roof, new battens and breathable underlay, the tiles or slates, dry-fix ridges and verges, and Building Regulations notification where it is required.

  • A chimney nearly always needs a proper scaffold or tower rather than a ladder. We arrange it, and it is included in the written quote.

Small roofline repairs, such as a short run of guttering, start from around £150. Replacing the full roofline — fascias, soffits and guttering in uPVC — typically costs £800–£2,500, priced by the length of the roofline and access.

  • Replacing a timber trough gutter with a Twinplas box gutter costs around £1,000 per side of a terraced house — front or back — supplied and fitted. Corbels, brackets and new downpipes are priced on top.
  • We are a Freefoam Approved Installer for uPVC fascias, soffits and guttering.
  • What moves the price: the length of the roofline, access, and whether any timber behind the boards needs replacing.

Drone roof surveys

A drone roof survey is free when we are quoting for work on a roof you own. A pre-purchase survey — of a house you are buying — is £149, payable after we have visited and prepared your report.

  • You get the footage, the photos and a written condition report the same day.
  • No scaffolding or ladders are needed, so there is no access cost just to look at the roof.

How you pay

We take no deposit and no staged payments. You pay on completion, once the work is finished and you are happy with it, against a full written invoice — by bank transfer, cheque or cash.

If we find something hidden

Your quote is a fixed price for the work quoted. Some faults cannot be seen until a roof is opened up — rotten timber under the tiles, or a failed deck under a flat roof. If we find one, we show you and agree any extra cost with you before going any further.

What makes roofing quotes vary so much?

Two houses on the same street can be quoted very differently. These account for most of the difference:

  • Roof size and pitch. A larger or steeper roof takes more time, more materials and more scaffolding.
  • Materials. Concrete interlocking tiles are the most affordable covering; clay plain tiles and Welsh slate cost more.
  • Scaffolding and access. Most roof work needs scaffolding, and what is needed varies with height and access. Tight terraces, three-storey homes and roofs over a conservatory or extension all add to it. Guide: Do I need scaffolding for my roof work?
  • Timber condition. Rotten rafters or battens need replacing, and are often only visible once the tiles are stripped.

How to avoid overpaying

  • Get at least two or three written quotes — not phone estimates.
  • Ask exactly what is and isn't included (scaffolding, waste disposal).
  • Check the roofer is insured — ask for a copy of their public liability certificate.
  • Be wary of cash-only quotes, very large upfront deposits, or door-knockers after a storm.

Is EPDM or GRP cheaper for a flat roof?

They're close on price and both excellent — EPDM rubber is quick to fit and very durable on low pitches, while GRP fibreglass gives a seamless, hard-wearing finish. We advise which suits your roof and can quote both so you can compare.

Do you charge for quotes or call-outs?

What affects the cost of a new roof?

The main factors are: roof size and pitch, the material chosen, scaffolding requirements, the condition of the roof timbers underneath, and ease of access.
